Who runs this

This site is operated by Lloyd Liu, a licensed real estate agent with Sutton Group Professional Realty in Nova Scotia. What you see — the assessment history, the recorded sales, the structure and land facts — comes from government records and a licensed feed (how the numbers are made), and when you talk to us, you are talking to the practice behind it.

What we are paid — the whole answer

• Nothing on this site is paid placement. No listing, agent, or service paid to appear.
• We do not sell your information or your enquiry to anyone. Not to agents, not to lenders, not to advertisers.
• We are paid the way licensed agents are paid: a commission if — and only if — you choose us to represent you in a purchase or sale, agreed in writing before anything is signed. Using this site costs nothing and obliges you to nothing.

The promises

• We won’t phone you. If you register, we message only when something specific to homes you follow actually happens — and you decide if and when we ever talk.
• No number about your home’s price. We show the government record — assessment, recorded sales, the parcel — never a valuation of your home. Where a fact isn’t on the record, we say so instead of guessing.
• Sellers: your home is never publicly scored or graded here. Evidence about your home at the address level is something we deliver to you, privately, on your request.
• Every fact carries its source — MLS data, public registry, or our analysis — marked on the page where it appears.

Why some data asks you to register

MLS sold data is licensed to registered users of a brokerage’s site — that is the rule the licence sets, not a growth tactic of ours. Registration asks your name and email, verified once, and creates no obligation of any kind. The facts that are public record stay open to everyone.
