Every figure on Tidewater traces to a government record or a licensed feed — nothing here is a number we invented about your home.

• Assessmentscome from PVSC — the Property Valuation Services Corporation’s public roll — with up to 21 years of history where the record holds it.
• Sales come from the provincial land registry: every recorded transaction, public and ungated.
• Listings come from the NSAR MLS® feed, displayed under licence to registered users where the licence requires it.
• The market index pairs repeat sales of the same parcel — no appraisal model, no hedonic guesswork, and no consumer valuation anywhere on the site. Aggregate market figures are never a per-home price.

Where each record comes from, and how current ours is

We read only official publishers — the assessment authority, the land registry, the Province, the municipality, the federal agencies, and the licensed MLS® feed — and we map their records as they publish them. Accuracy is the publisher’s; keeping our copy current is ours. This is the list.

• NSAR MLS® feed (VOW) — Nova Scotia Association of REALTORS® — VOW data licence (Bridge Interactive feed). Published continuously; we refresh every 10 minutes (bridge-sync).
• PVSC assessed & taxable value history — Property Valuation Services Corporation (PVSC). Published once a year; we refresh nightly staleness check against the publisher's timestamp (the roll lands each January) — our copy last refreshed June 3, 2026.
• PVSC residential dwelling characteristics — Property Valuation Services Corporation (PVSC). Published once a year; we refresh nightly staleness check (January roll) — our copy last refreshed June 3, 2026.
• PVSC parcel sales history — Property Valuation Services Corporation (PVSC). Published monthly; we refresh nightly staleness check (the publisher posts the prior month in the first week) — our copy last refreshed August 8, 2026.

• Nova Scotia Civic Address File — roads and communities — Province of Nova Scotia — GeoNOVA / Nova Scotia Geomatics Centre. Published monthly; we refresh compiled into the streetline and community layers.
• High Resolution Digital Elevation Model (contours) — Natural Resources Canada. Published as a fixed release; we refresh fetched on demand per sheet, cached 30 days.
• Census of Population 2021 — Statistics Canada. Published as a fixed release; we refresh one-time (apportioned to community boundaries).
• Relative risk of arsenic in bedrock water wells — Province of Nova Scotia — GeoNOVA / Nova Scotia Geomatics Centre. Published as a fixed release; we refresh one-time load (scripts/water/backfill-ns-arsenic.mjs); re-checked if GeoNOVA republishes.
