How to read this
How this index works
This is a repeat-sales index (a Bailey-Muth-Nourse, or BMN, model). It measures price motion from the matched resales of the sameproperty over time, so differences in size, quality, and neighbourhood mix are differenced out. It is a motion index — base 100 at each series’ start — not an appraisal, a listing price, or a value for any one home.
This index revises historically on each rebuild — past points can change as new matched resale pairs arrive.
A period's reliability is judged on its endpoint pairs — resales whose second sale falls inside that period — not on every pair merely spanning the period (pairs touching), which overstates how much fresh evidence the period holds.
